What are the main benefits of NLIS for conveyancers?
The search process at both the request end and receipt of results is greatly simplified. Key benefits include:
- No need to produce multiple cheques for different data providers
- No need to produce different letters to support the requests
- All data is held electronically
- No chasing searches that have not been returned
- Rejections and negotiations are carried out online
- Automatic case management updates direct from NLIS
- On-screen mapping facilities via the NLIS Channels
What is the shelf life of a local authority search?
Most conveyancing solicitors will only rely on a search which is less than three months old.
Are NLIS searches fully indemnified?
All searches ordered through NLIS are classified as ‘official’ searches because they are sourced directly from (and interpreted by) the local authority and other official data providers and therefore, all statutory indemnities remain preserved and transferred to end customers. As well as providing indemnity, in the rare event of an error occurring, local authorities have the power to rectify and remediate.
What is the role of Land Data in relation to NLIS?
Land Data’s main activity is the management and regulation of the commercial contracts underpinning NLIS, it regulates NLIS and carries the sole mandate for NLIS commercialisation.
Where can I find information about boundary matters and ownership of land?
